NORRISTOWN, PA — In an unprecedented move aimed at tackling the growing challenge of housing affordability, Montgomery County has announced the closure of its first loan under the MontcoForward Loan Program (MFL), marking a significant milestone in the county’s commitment to fostering accessible living conditions for its workforce. The loan, granted in partnership with the Walters Group, LLC, will fund a 60-unit multifamily development in Upper Gwynedd Township, setting a precedent for future projects under this ambitious initiative.
The MFL, a cornerstone of Montgomery County’s economic and community development strategy, offers low-interest loans to projects that promise significant economic growth and positive community impacts. This includes a wide array of ventures from small business expansions to agricultural constructions and, notably, accessible housing developments. The inclusion of housing within the program’s scope underscores a critical recognition by county officials: stable, affordable housing is not just a social good but a pillar of economic vitality and workforce stability.
Chair of the Montgomery County Board of Commissioners, Jamila H. Winder, emphasized the broader implications of the loan program, stating, “This further demonstrates Montgomery County’s commitment to providing housing affordability options across our County… Stable housing promotes a more stable workforce.” This perspective aligns with the county’s holistic approach to economic development, recognizing that the availability of affordable housing is essential for attracting and retaining a diverse and skilled workforce.
The program’s alignment with workforce housing needs allows borrowers developing multi-tenant housing with an affordability component to apply for up to 50% of project costs, capped at $1 million. These applications are evaluated in partnership with the Montgomery County Office of Housing and Community Development, ensuring that the projects supported by the MFL contribute meaningally to the county’s housing and economic objectives.
Commissioner Neil K. Makhija highlighted the program’s role in maintaining the county’s diversity and prosperity, stressing the collective responsibility to make housing affordability a reality. “Expanding the scope of the Montco Forward program furthers the mission that everyone in Montgomery County has equal opportunity to live in an affordable home and in a thriving community,” Makhija explained.
The Upper Gwynedd project, praised for embodying the principles of transit-oriented design, exemplifies the type of development the MFL seeks to encourage. Its proximity to industry, jobs, and public transportation options not only makes it an ideal choice for workers in essential services but also contributes to the county’s broader goals of sustainability and reduced commuting times.
Joseph DelDuca, Principal of the Walters Group, LLC, expressed gratitude for the county’s support, acknowledging the significance of the development in meeting the urgent need for quality affordable housing in the area. Commissioner Thomas DiBello further underscored the importance of such initiatives, noting, “For those who need to live close to where they work—such as our fire, police, emergency personnel, and health care workers— not being nearby in the event of an emergency is a detriment to everyone.”
As Montgomery County moves forward with the MontcoForward Loan Program, the implications for the local economy and community well-being are profound. By addressing the critical need for affordable housing, the county not only ensures a stable and satisfied workforce but also lays the groundwork for sustainable growth and prosperity. With the doors now open for businesses and developers to apply for funding, the future of Montgomery County looks brighter—and more accessible—than ever.
