FS Investments Relocates Global Headquarters to Philadelphia’s Schuylkill Yards

Brandywine Realty Trust

PHILADELPHIA, PA — FS Investments, a leading alternative asset manager with more than $83 billion in assets under management, has announced plans to move its global headquarters to 3025 JFK Blvd. within Schuylkill Yards, Philadelphia’s burgeoning hub for business and innovation. The 117,000-square-foot lease agreement with Brandywine Realty Trust marks a major step in both FS Investments’ growth and the continued revitalization of the University City district.

The move represents a 46% increase in office space for FS Investments, which has called the Navy Yard home since 2015. With nearly 600 employees, the firm cited its commitment to Philadelphia, state-of-the-art facilities, and proximity to key transit hubs as key reasons behind the decision to establish its global headquarters at Schuylkill Yards.

“After a thorough process, during which we considered various sites in the Philadelphia region, Connecticut, and New York, we ultimately chose Schuylkill Yards because of the value we placed on maintaining our headquarters in Philadelphia,” said FS Investments Chairman and CEO Michael Forman. “It was our hope that our global headquarters would remain in Philadelphia, and we’re excited we will continue to grow the firm here and deepen our commitment to the City we’ve always called home.”

Driving Growth in Philadelphia

FS Investments’ decision underscores the firm’s deep ties to Philadelphia and its desire to contribute to the city’s economic development. Brandywine Realty Trust’s West Tower at Schuylkill Yards offers a prime location near Amtrak’s William H. Gray III 30th Street Station, enabling seamless connectivity to the firm’s second- and third-largest offices in New York and Connecticut.

State and local leaders have praised the move as a win for Philadelphia and a testament to the strength of the city’s business climate.

“Pennsylvania is the best place in the country for businesses to grow and thrive – and I’m pleased FS Investments recognizes that and its headquarters will remain in Philadelphia,” said Governor Josh Shapiro. “FS Investments’ growth highlights the Commonwealth’s ability to attract major companies, create good-paying jobs, and support our local communities.”

Mayor Cherelle L. Parker added, “Not only is FS Investments creating jobs and driving growth in an important business sector – asset management – but the company is also very engaged civically, something we value greatly across our business community in Philadelphia.”

Schuylkill Yards as a Hub for Innovation

The relocation of FS Investments is a significant milestone for Schuylkill Yards, which has emerged as a vibrant hub for business, life sciences, retail, and housing. The mixed-use development, spearheaded by Brandywine Realty Trust, already hosts over 65 office, life science, and retail tenants, with plans to add 33,000 additional square feet of retail space in 2025.

“We’re excited for FS Investments to continue their growth in Philadelphia and join many other world-class partners that are expanding Center City’s nucleus, making Schuylkill Yards a vibrant business and residential district,” said Jerry Sweeney, President and CEO of Brandywine Realty Trust.

Civic Engagement and Community Impact

Beyond its business operations, FS Investments plans to further its commitment to civic engagement at Schuylkill Yards. The company’s new headquarters will host its “non-profit in residence” program, which includes support for Financial Scholars, a program founded by FS Investments to provide high school students with critical financial education. Financial Scholars operates in 39 Philadelphia high schools, with plans to expand in regions such as Connecticut.

“Giving back through volunteerism and philanthropy has long been a hallmark of our culture at FS, and I look forward to continuing that tradition in our new headquarters,” concluded Forman.

With cutting-edge facilities and a growing roster of tenants, Schuylkill Yards is on track to become a premier destination for innovation, community building, and economic growth, further cementing Philadelphia’s position as a world-class city for business and development.
