IRVINE, CA — ATTOM’s Q1 2025 U.S. Foreclosure Market Report reveals a moderate uptick in foreclosure activity as economic pressures begin to impact some homeowners. The report shows 93,953 U.S. properties with foreclosure filings in the first quarter of 2025, an 11% increase from the previous quarter, though 2% lower than the same period last year.
Foreclosure starts rose to 68,794 nationwide, up 14% quarter-over-quarter and 2% year-over-year. States with the largest annual increases in foreclosure starts included Kansas (117%), Delaware (58%), and Oklahoma (45%). Metros with the highest number of starts included Chicago, New York, Houston, Miami, and Philadelphia.
“Following three consecutive quarters of decline, foreclosure activity ticked up,” noted Rob Barber, CEO of ATTOM. “While levels remain below historical averages, the growth indicates that ongoing economic challenges are beginning to affect some homeowners. Fortunately, strong home equity in many markets continues to act as a buffer.”
Areas with the highest foreclosure rates included Delaware, Illinois, and Nevada. At the metro level, Columbia, South Carolina; Lakeland, Florida; and Bakersfield, California led the nation with the most foreclosure filings per housing unit.
Bank repossessions also increased 8% from the previous quarter, totaling 9,691 properties. However, the average time to complete foreclosure dropped to 671 days, a 12% improvement over Q4 2024, continuing a trend of shorter timelines.
March 2025 saw 35,890 properties enter foreclosure, marking an 11% month-over-month increase and a 9% rise year-over-year. States like Delaware and Nevada experienced the highest foreclosure filing rates during the month.
This rise in foreclosures reflects emerging challenges for homeowners amidst broader economic headwinds. While levels remain manageable, the data suggests a need for continued monitoring as economic conditions evolve. Looking ahead, strong equity positions may help mitigate more severe spikes in distress.
